On July 10, 2014, the Board voted unanimously to proceed with an opportunity to refinance the Clubhouse at Anatolia. The refinance will reduce the current interest rate from 6.00% to 3.85%, and will allow the HOA to take official title to the Clubhouse. The cost to refinance will be funded through the loan, and inclusive of this cost, the minimum monthly mortgage payment will be reduced by about 40%. In addition to the favorable terms, and subject to Board approval, savings from the reduced monthly mortgage may be utilized to maintain similar HOA due levels in 2015, further fund reserves, increase services to our Members, and provide upgrades to the Clubhouse. The Board recognizes this refinance as a major step to continue to position the HOA for short term and long term financial stability. Anatolia lies in the southern part of Rancho Cordova, between Sunrise Boulevard on the west and the new Rancho Cordova Parkway (formerly Jaeger Road) on the east; and from Douglas Road on the north to the greenbelt on the south. The neighborhood was built in the mid-2000s, with the first homes sold in 2005. Within the neighborhood are nearly 2,000 single-family detached homes, an elementary school, and three community parks.
This is the website of the Anatolia Units 1, 2, and 4 Master Association, which is the member-based organization of all homeowners in the community. Every homeowner is a member. Our association is governed by a 5-member Board of Directors representing the owners. The Board currently is comprised of 2 members elected by homeowners (and who must be homeowners themselves), 2 members appointed by the developer, and 1 member appointed by the builders. Although only 2 Directors are required to be homeowners, in fact 4 of our current Directors own and live within the Anatolia neighborhood. Over time, as the remaining homes are built and sold to homeowners, all Board seats will become elected by homeowners.
